What is real estate crowdlending?

Real estate crowdlending is a form of collective financing where multiple investors lend money to real estate developers in exchange for an agreed interest rate and a fixed maturity. Instead of buying a whole property, each person contributes a fraction of the loan and receives a proportional share of the interest generated.
In Ecuador, this model gives access to the real estate sector without having to buy an entire property, starting from USD 100. Developers get capital to execute their projects, while investors diversify their portfolio with assets backed by real, notarised and audited real estate.

The entire process takes place online with contracts overseen by an Ecuadorian public notary.
Review the project
We publish the full project fact sheet: developer, appraisal, term, interest rate, mortgage collateral and repayment plan. Every project is reviewed by an independent risk committee.
Invest from USD 100
You contribute the amount you choose from your verified profile. You electronically sign the participative loan contract and receive a nominative certificate of your participation.
Receive principal and interest
The developer pays periodic instalments or at maturity. Interest and principal are credited directly to your Ecuadorian bank account or to your Nobistart wallet.

Investing through real estate crowdlending is not a bank deposit and is not guaranteed by COSEDE. Before investing, please consider the following:
- Credit risk: the developer could delay or default on payments.
- Real estate risk: sector prices can vary depending on economic cycle and location.
- Liquidity risk: loans have a fixed term and do not trade on a public secondary market.
- Currency risk: although Ecuador uses the US dollar, regulatory changes may affect the sector.
